Written in plain English on purpose. If something here is unclear, email me and I will explain it rather than point at a paragraph.
The short version. This website has no database, no accounts, and no forms. It collects nothing about you. The only place you ever hand over personal details is Stripe's checkout page, and that is Stripe's page, not mine.
Nothing on my end. These pages are flat files. There is no server-side code, no database, and no login.
The workbooks have boxes you can type into. What you type is saved only inside your own browser, using a feature called local storage, so your answers are still there when you come back. That data never leaves your computer and never reaches me. Clear your browser data and it is gone, including from my reach, because I never had it.
Payments are handled entirely by Stripe. You enter your name, email and card details on Stripe's own checkout page. I never see, receive, or store your card number, and I could not retrieve it if I wanted to.
Stripe tells me your name, your email address, what you bought and when. I use that to deliver what you paid for and to answer you if you write to me. Stripe handles that information under its own privacy policy.
Being straight about this because most sites are not:
I do not run advertising trackers or analytics pixels on this site, and I do not set cookies of my own.
If you email me, I have your email. I use it to reply to you and to send you what you bought. I do not sell it, rent it, trade it, or hand it to anyone else. If I ever start a mailing list it will be one you deliberately join, and every message will have a way out of it.
Email me and ask. I will tell you what I hold, which is not much, and delete what I am not legally required to keep. Records tied to a payment may have to be kept for tax and accounting purposes.
Nothing here is aimed at children and I do not knowingly collect information from anyone under 13.
If this policy changes, the date at the top changes with it.

Digital products, which are workbooks, playbooks and Claude skill files, and seats at live workshops, run either in person in San Antonio or over Zoom.
Use it in your own business, forever, on your own devices. Adapt it, rewrite it, make it yours.
What you cannot do is resell it, republish it, hand it out to your office, load it into a course you sell, or share the download links publicly. One purchase is one person. If you want copies for a team, email me and I will sort out a fair price rather than a lawyer.
Immediately. Paying takes you straight to a page holding everything you bought. You do not wait for an email. If something goes wrong on the way and you land nowhere, email me and I will send it within one business day.
There is an email address in every product and I am the one who answers it. You will hear back within two business days.
When I improve something you already bought, you get the improved version at no extra cost. That is the point of hosting these as living pages rather than a file frozen on the day you bought it.
These tools save time. They do not sell houses, close loans, or make anyone money on their own, and I have never claimed a specific result from using them. Anything I mention about my own business is what happened in mine, in my market, and is not a projection for yours.

These products are built to run inside Claude, made by Anthropic, and some steps connect to Google services. Those are separate companies with their own terms, pricing and features, and they change things without asking me. A paid Claude plan is required and that cost is yours, not included in anything sold here. If one of them changes something that breaks a step, I will update the product, but I cannot control when they change it.
These terms are governed by the laws of the State of Texas.
The promises made on the product pages are the real ones, and they are repeated here so there is no gap between the sales page and the small print.
If it does not do what its page said it would do, tell me and I will refund you. You do not have to prove anything or fill in a form. Email me and say so.
I would rather refund you than have you feel taken. But this works both ways: the files are yours the second you pay, so please do not download everything and then ask for the money back as a matter of routine.
If you come and it does not help, tell me before you leave and I will refund you on the spot. I would rather do that than have you sit there.
If you cannot attend, tell me before the session and I will move you to the next one.
Email me. Refunds go back to the card you paid with, and Stripe usually takes a few business days to return it.
This matters, so it gets its own section. The products sold on this site have nothing to do with representing anyone in a real estate transaction.
